How Roof Rise handles your data

Roof Rise is an underwriting tool for real estate investors. That means the most sensitive thing you give us usually isn't your email address — it's your deal: the property, the numbers, and what you're willing to pay. This policy explains what we collect, why, who processes it on our behalf, and what you can ask us to do with it.

The short version

  • We collect what's needed to run your account and save your work. We do not sell your information for money.
  • Your saved scenarios and projects are yours. We never sell them, publish your individual deals, or send them to advertising partners.
  • We may use de-identified, aggregated data — patterns across many users, stripped of anything pointing to you or a specific property — to build and improve features.
  • We measure how the product gets used — which pages and calculators, what gets saved — across the marketing site and inside the app. We record the shape of what you do, never your deal figures, property names, or addresses.
  • We advertise online, so our public marketing pages carry advertising cookies. Those are switched off inside the app, where your deal data lives.
  • You can turn analytics and advertising cookies off at any time from the cookie preferences link in our footer, and we honor the Global Privacy Control browser signal automatically.
  • You can ask us for a copy of your data, or ask us to delete it, at support@roofrise.app.
A summary for orientation only — the sections below are the operative text.

Who this policy covers

This policy applies to roofrise.app and the Roof Rise web application ("Roof Rise", "we", "us"). It covers visitors to the marketing site, users of the free calculators, and subscribers on paid plans.

It does not cover third-party sites we link to. When you follow a link out — to a lender, a competitor comparison, or a processor's own policy — you're on their terms, not ours.

What we collect

Below is the data we collect, grouped by where it comes from.

CategoryWhat's in itWhere it comes from
Account identityEmail address, display name, and — if you use Google Sign-In — the name and profile photo on your Google account. You, when you create an account.
Profile and brandingDisplay name, photo, company name, logo, mailing address, phone number, website, Instagram, Facebook, LinkedIn, brand color, default city, and unit preferences. You, optionally, on the Account page. Only what you choose to fill in.
Your deal dataSaved scenarios and projects: purchase prices, financing terms, rents, rehab budgets, partnership splits, tags, and the free-text names you give them. You, as you use the calculators.
Subscription and billingYour plan, subscription status, and a customer identifier issued by our payment processor. Card numbers are handled entirely by that processor and never reach our servers or database. Our payment processor, when you subscribe.
Support messagesThe subject and message text you send through the help form, along with your user id and email so we can reply. You, when you contact support.
Team membershipFor shared workspaces: the team name, who owns it, which accounts are members, and the email addresses of people invited but not yet joined. The team owner, when inviting members.
Error diagnosticsWhen something breaks: the error and stack trace, the page it happened on, your browser and version, and your account's internal user id. See "Error monitoring" below for what is deliberately excluded.Automatically, only on an error.
Usage and analyticsWhich pages and calculators you open, what you save or export, roughly where in the world you are (from your IP address), and your device and browser type — across the marketing site and inside the application. We record the shape of what you do, never the contents: that a calculator was opened, not the price you typed into it.Automatically as you use the site and the app, unless you've turned analytics cookies off.
Advertising and campaign measurementOn our public marketing pages: your IP address, device and browser details, the pages you viewed, how you arrived, and whether you took an action such as starting a trial. If you subscribe, a scrambled (hashed) version of your email address may be used to match the signup to the ad you clicked.Cookies and similar tags placed by our advertising partners. Not active inside the app — see "Advertising" below.

Your deal data, specifically

Saved scenarios are the reason this policy exists in the form it does. We treat them as confidential business information, not as content.

A practical warning worth reading: several calculators have a free-text "Property Name" field, and in practice people type a real street address into it. Whatever you type there is stored and included in reports you generate. If you'd rather it not be, use a nickname.

  • We do not sell, rent, or license your deal data to anyone, under any circumstance.
  • We do not publish your individual deals, and we do not share them with lenders, brokers, or data vendors.
  • We do not send it to advertising platforms, and the advertising tags on our marketing pages do not run inside the app at all.
  • Staff access is limited to what's needed to fix a problem you've reported or to keep the service running.
  • If you're on a team plan, scenarios shared into the team workspace are visible to that team's members. That's the point of the feature — but it's worth being deliberate about what you share.

There is one use we do reserve, and we'd rather state it plainly than hide it in a definition. We may produce de-identified, aggregated data from deal information — patterns like typical cap rates in a market, or which assumptions investors revise most often — and use it to operate, analyze, and build new Roof Rise features, which may include training machine-learning models.

Before deal data is used that way we remove what ties it to you or to a particular property: your account and profile details, the free-text names you gave a scenario, and address-level detail. We don't try to re-identify the result, we don't let anyone else try, and we don't release it in any form that could single out one of your deals. Aggregated output like this describes the market, not your file — and everything above still holds for the identifiable version, which is never sold, published, or sent to an advertising partner.

Why we use it

We use the information above to operate the service and for no unrelated purpose:

  • To create your account, sign you in, and keep you signed in.
  • To save your scenarios and projects and sync them across your devices.
  • To put your name, logo, and company details on the reports you generate — that's what the branding fields are for.
  • To take payment, manage your subscription, and give you access to the plan you're paying for.
  • To answer your support messages.
  • To find and fix bugs, and to keep the service secure and available.
  • To analyze how Roof Rise is used and to build new features — in de-identified, aggregated form, as described under "Your deal data, specifically".
  • To advertise Roof Rise, and to measure whether that advertising works — using marketing-page data only, as described under "Advertising".
  • To send you service messages about your account or billing. We do not currently send marketing email; if that changes, it will be opt-in and this policy will be updated first.

What we don't do

  • We do not sell your personal information for money, and we never have.
  • We do not send your deal data — property names, prices, financing terms, returns — to advertising partners. Not in any form, hashed or otherwise.
  • We do not send the contents of your deals to our analytics provider. Analytics records the shape of what you do — that a calculator was opened, that a scenario was saved — and never the figures, property names, or addresses you enter.
  • We do not run advertising cookies inside the application itself. They are limited to our public marketing pages.
  • We do not use session recording or screen replay. It was considered and deliberately left off, because it would capture deal figures and addresses from your screen.
  • We do not share your information with data brokers.
  • We do not use your information to make automated decisions that have a legal or similarly significant effect on you.

On that first point: California law defines "selling" and "sharing" more broadly than the exchange of money — broadly enough that using common advertising cookies can count, even though no one pays us for your data. We describe exactly what those cookies do in the next section, and how to switch them off.

Advertising

We advertise Roof Rise on search engines and social media platforms. To know whether that spending works, our public marketing pages carry cookies and small measurement tags provided by those advertising partners.

These tags run on our marketing pages only — the landing page, pricing, feature and comparison pages. They are not active inside the application, where your scenarios, projects, and profile live. Your deal data is never transmitted to an advertising partner.

  • Measurement — counting how many people who saw or clicked an ad went on to start a trial or subscribe, so we know which campaigns to keep running.
  • Retargeting — showing Roof Rise ads to people who visited the site but didn't sign up. If you've ever been followed around the internet by a product you looked at once, this is that.
  • Audience building — asking a platform to find people who resemble our existing users. Where a platform supports it, this uses a scrambled (hashed) form of an email address, which is designed so the platform can match an existing account without receiving a readable address from us.

Our advertising partners set their own cookies and receive the data described in the table above directly from your browser. They act independently of us and may combine what they collect with information they already hold about you — including from your account with them, if you have one. Their own privacy policies govern that use, and we can't control it on your behalf. The section below tells you how to limit it.

We don't run ads on Roof Rise itself. You will never see a third-party advertisement inside the product, and we don't provide our user list to anyone who wants to advertise to you.

Who processes data for us

We don't run our own servers. The providers below handle data for us, each for a specific job. We describe them by the role they play rather than by company name — publishing a component-by-component map of our infrastructure mainly helps people looking for a way in. If you need the current named list, for a vendor review or a data-protection assessment, email support@roofrise.app and we'll send it.

The first four are service providers in the strict sense: they're bound by agreements with us, act on our instructions, and are not permitted to use your data for their own purposes. The analytics provider is engaged on the same footing, with the platform settings that would otherwise let it use your data to improve its own products switched off, so it cannot use your data to improve its own products. Advertising platforms, listed last, are different in kind — they use what they collect for their own purposes as well, which is why they get their own section above.

RoleWhat it does for usWhat it handles
Identity and database providerAccount authentication and data storage.Your email, name, sign-in credentials, profile, scenarios, projects, teams, and support messages.
Payment processorPayments and subscription management.Your name, email, payment card details, and billing history. Card data goes to the processor directly and is never stored by us.
Hosting and content delivery providerWebsite and application hosting.Standard server request logs, including IP address, as a normal part of serving the site.
Error monitoring providerDiagnosing crashes and failures.Error reports as described below — diagnostics and an internal user id, not your account email or your deal figures.
Analytics providerMeasuring which pages and calculators get used, across the marketing site and the application.Page and interaction events, IP address, and device and browser details. Never the contents of your scenarios or projects — see "What we don't do".
Advertising platformsAd campaign measurement and retargeting, on our public marketing pages only.Marketing-page browsing data as described in the table above, and a hashed email for signup matching. Never your deal data. Unlike the four above, these partners use what they collect for their own purposes too — see "Advertising".

We may also disclose information if we're legally required to — a valid subpoena, court order, or equivalent legal process — or where necessary to protect our rights or someone's safety. If Roof Rise is ever acquired or merged, account data would transfer as part of that business, and we'd notify you before it changed hands.

Adding a provider in a new role is a change to this policy, and we'll update the date at the top when it happens. Swapping one vendor for another in a role already listed here doesn't change what's collected or why, so it won't always trigger a new date — ask us if you want to know who's current.

Error monitoring

When the app hits an error, we send a report to our error-monitoring provider so we can fix it. What's in that report was designed around one rule: report the shape of the problem, not your data.

  • We send which input fields were present and which held invalid values — the field names, not the values you entered. Debugging a broken calculation needs to know that "purchase price wasn't a number", not what the price was.
  • We identify you by your internal account id only — never your email address. That id is a random string to anyone looking at the error dashboard.
  • Cookies, request headers, request bodies, and URL query parameters are all explicitly excluded. Query parameters matter here specifically, because scenario links carry a scenario id.
  • The user id is cleared when you sign out, so later errors aren't attributed to you.

Cookies and browser storage

We use four kinds of browser storage. Two of them are optional.

KindWhat it doesCan you turn it off?
EssentialKeeps you signed in and secures your session. Without it you can't use an account. No — the service can't function without it. It's set only after you sign in.
Functional storageCaches your scenarios, projects, and profile in your browser so the app is fast and keeps working if your connection drops. Not separately, but it lives in your browser and clearing your browser storage removes it (and signs you out).
AnalyticsCounts visits and which pages and calculators get used, across the marketing site and the application, so we know what to improve. We record the shape of what you do — that a calculator was opened, that a scenario was saved — never the figures, property names, or addresses you enter.Yes. Always, from the cookie preferences link in the footer — and in regions that require consent, these are not set until you give it.
AdvertisingMeasures ad campaigns and supports retargeting, on our public marketing pages only. Set by our advertising partners.Yes. Always. See below — and in regions that require consent, these are not set until you give it.

Analytics and advertising are controlled separately. The cookie preferences link in our footer gives you a switch for each, so you can leave analytics on and turn advertising off, or turn both off. Whatever you choose, every calculator keeps working exactly as it does now.

Where the law requires opt-in consent for non-essential cookies — the UK, the European Economic Area, and elsewhere on the same model — neither analytics nor advertising cookies are placed until you agree, and declining leaves the site fully usable. Everywhere else both are on by default and you can turn either off at any time using the controls in the next section.

Our payment processor sets its own cookies on the checkout and billing pages. Those pages are hosted by the processor and governed by its privacy policy, not this one.

Your advertising choices

Several independent routes, because no single one covers everything:

  • Our own control — use the cookie preferences link in the site footer, which also carries the label "Do Not Sell or Share My Personal Information", to turn advertising cookies off. The same panel controls analytics cookies separately. This applies to the browser you're using, so you'll need to set it on each device.
  • Global Privacy Control — if your browser or an extension sends the GPC signal, we treat it as an instruction to switch both analytics and advertising cookies off and, for California residents, as a request to opt out of "sale" or "sharing". We act on it automatically the moment you arrive; you don't need to tell us separately, and you don't need to find this page.
  • The platforms themselves — search engines and social networks provide ad settings in your account with them, which control ad personalization across everywhere they operate, not just Roof Rise. That's usually the most effective single step.
  • Industry opt-out tools — the Digital Advertising Alliance (optout.aboutads.info) and the Network Advertising Initiative (optout.networkadvertising.org) offer opt-outs covering many advertising companies at once, and the DAA's AppChoices app does the same for mobile.
  • Your browser — most browsers can block third-party cookies outright, which stops most of this regardless of any other setting.

Opting out doesn't mean fewer ads, only less relevant ones — and it doesn't affect your account, your saved work, or anything you're paying for. Because these opt-outs are stored as cookies or browser settings, clearing your cookies will clear them too.

How long we keep it

Your account data, scenarios, and projects are kept for as long as your account is open, because that's the service — your saved work should still be there next year.

  • Deleting a scenario or project removes it from the app immediately, on every device you use. Be aware that this is currently a soft delete: the record is flagged as deleted and hidden from you and from us in normal use, but its contents are not yet erased from the database. We're changing that so deleted work is permanently removed on a set schedule. Until it ships, if you need something erased for certain, email support@roofrise.app and we'll remove it by hand and confirm.
  • Support messages are kept so we have the history of your conversations with us. We don't currently delete them on a schedule.
  • Billing records are retained by our payment processor and by us for as long as tax and accounting obligations require.
  • Error reports are kept for our error-monitoring provider's retention period, after which they age out automatically.
  • Advertising cookies expire on their own, typically within a few months to two years depending on the partner that set them. Data already collected by an advertising platform is held under that platform's retention policy, not ours — opting out stops future collection rather than erasing the past.
  • If you close your account, we delete or anonymize your data as described in the next section.

Your choices and your rights

You can view and change most of your information yourself, on the Account page. For anything else, email support@roofrise.app and we'll handle it.

  • Access — ask for a copy of the personal information we hold about you.
  • Correction — ask us to fix anything that's wrong.
  • Export — ask for a portable copy of the information you gave us: your account and profile details, and the inputs you entered into your saved scenarios and projects. This right covers the data you provided. It doesn't extend to the outputs Roof Rise calculates from those inputs — the returns, schedules, waterfall splits, and analysis — which are the product working, not personal information about you. You can still save or send any individual analysis yourself using the report export inside the app.
  • Deletion — ask us to delete your account and the data in it. Account deletion is currently handled by emailing us rather than by a button in the app; we'll confirm when it's done. Some records, such as billing history, may be retained where the law requires it.
  • Objection or restriction — ask us to stop or limit a particular use of your information. Some uses are what the service is made of; see the limits noted below.
  • Opt out of "sale" or "sharing" — turn off advertising cookies using the footer link, or send the Global Privacy Control signal. California residents: this is the mechanism for that right, and we treat GPC as a valid request without further steps.
  • Withdraw consent — where we asked for consent to set advertising cookies, you can withdraw it at any time, and it takes effect going forward.

We honor these requests for everyone who asks, wherever you live, rather than only where a specific law compels it. We'll respond within 30 days, and we won't penalize you for asking — no worse price, no reduced service, no closed account because you exercised a right. To protect your account, we may need to verify your identity before acting on a request, though never for an advertising opt-out, which takes effect immediately.

Two limits, stated here rather than left to be discovered. First, if a request is manifestly unfounded, excessive, or a repeat of one we've already answered, we may decline it or ask for a reasonable fee to cover the work, and we'll tell you which and why. Second, some processing is inseparable from the service: we can't store your scenarios without storing your scenarios, take your payment without sending it to a payment processor, or keep you signed in without a session. If you ask us to stop or restrict something in that category, we can't honor the request and keep your account running at the same time — so we'll explain the conflict and let you choose. You can withdraw the request, or we'll close your account and refund any prepaid time you haven't used. What we won't do is quietly carry on processing against your wishes and say nothing.

If you'd like someone to act for you, an authorized agent can make a request on your behalf with written permission we can verify.

Security

Data is encrypted in transit and at rest by our infrastructure providers. Access to the production database is limited to what's needed to operate the service. All writes to your data go through authenticated server-side endpoints — the app in your browser cannot write directly to the database, which limits what a compromised browser session can do.

No system is perfectly secure, and we won't claim otherwise. If a breach ever affects your personal information, we'll notify you and any regulator that requires it, without undue delay.

Where your data is processed

Roof Rise is operated from the United States, and our processors store and process data on servers in the United States. If you use Roof Rise from outside the US, you're sending your information to the US, where privacy laws differ from those in your country.

We do not currently hold an international data-transfer mechanism — no Standard Contractual Clauses, no Data Privacy Framework certification. We also do not target or market Roof Rise outside the United States: pricing is in US dollars, our advertising is US-only, and the calculators model US financing, US tax treatment, and US 1031 exchanges.

You can use Roof Rise from anywhere. If you are in the UK or the European Economic Area, we ask for your consent before setting any analytics or advertising cookie, and we honor your answer. This is a US product operated from the US, and you should decide with that in mind.

Children

Roof Rise is a professional tool and isn't directed at children. We don't knowingly collect information from anyone under 18. If we learn we have, we'll delete it.

Changes to this policy

When we change this policy we'll update the date at the top. Adding a new processor, collecting a new category of information, or using your information for a new purpose all count as changes worth telling you about — for anything material we'll notify account holders directly rather than quietly editing the page.
