Roof Rise and DealCheck both have dedicated BRRRR calculators that model the refinance and capital left in the deal. DealCheck is faster for screening (address auto-fill); Roof Rise goes deeper (multi-loan financing, partnership splits, investor reports) and adds a standalone cash-out refinance tool.
Roof Rise is the only web app in this list with purpose-built development models — spec homes, condo development, land development, land+home communities, builder lot takedowns, and ground-up multifamily — including GP/LP waterfalls.
